949- COMPREHENSIVE DEVELOPMENT ZONE CD-49
Uses Permitted
949.1 In the CD-49 Zone only the following uses are permitted and all other uses are prohibited:
1) accessory buildings and uses excluding outside storage
2) accessory residential uses subject to Section 949.2
3) assembly uses
4) business, government, institutional, and professional offices and research and development laboratories
5) business service uses (mail order, mailbox, photocopying, personnel support services, education, etc.) subject to Section 949.3
6) commercial recreation, education, instruction and entertainment uses, excluding arcades, pool halls and casino halls
7) conference centres and facilities
8) financial institutions
9) group children's day care centres
10) hotels
11) light manufacture, assembly, repair, finishing and packaging of products. Excludes vehicle repair, vehicle servicing, vehicle body shops and outside storage uses
12) medical clinics
13) new automotive parts and accessory stores
14) park and ride facilities
15) printing, publishing and related reproduction service uses
16) restaurants (including driveAhru)
17) retail commercial uses not exceeding 450 m in size, subject to Section 949.3
18) retail sales not exceeding 450 m2 in size when accessory to business and professional office uses, subject to Section 949.3
19) retail sales not exceeding 450 m in size when accessory to light manufacturing, warehouse or wholesale distribution uses, subject to Section 949.3
20) servicing and repair of goods
21) veterinary clinics
22) warehouse and wholesale distribution uses subject to any accessory retail commercial component not exceeding 450 m2 in size, subject to Section 949.3; Excludes transportation and trucking terminals and compounds, vehicle towing and vehicle storage compounds, and outside storage uses
Accessory Residential Uses
949.2 Accessory residential uses shall be limited to one single family dwelling unit per lot for occupancy by the owner, manager or caretaker and immediate family, provided that the dwelling unit:
a) does not constitute a singular use on a site;
b) is contained within a building containing a principal permitted use; and
c) has a maximum floor area the lesser of:
i. 33% of the total area of the building within which the dwelling unft is located, or
ii. a maximum of 140 square metres.
Retail commercial Uses
949.3 The total gross floor area of all retail commercial uses permitted in Section 949.1(5), (17), (18), (19) and (22) shall not exceed a maximum gross floor area of ten per cent (10%) of the total gross floor area developed in a CD-49 zone
Outside Storage
949.4 All uses in the CD-49 zone shall be conducted within a completely enclosed building except for parking, loading, display, open storage areas, eating areas and seasonal uses, where accessory to a permitted use. These areas shall be sited and landscaped in accordance with the provisions of the Development Permit.
Lot Coverage
949.5 Buildings and structures shall not cover more than 50% of the lot area, except that where at least 75% of the required parking spaces are provided within the building or underground, lot coverage may be increased to a maximum of 75%.
Siting of Buildings and Structures
949.6 Buildings and structures shall be sited in accordance with the provisions of a Development Permit.
Height of Buildings and Structures
949.7 Except as provided for in Section 104.5 the height of buildings and structures shall not exceed 15 metres, except for hotels which shall not exceed 30 metres.
Parking and Loading
949.8 Parking and loading shall be provided in accordance with Section 107.

Subdivision Reguirements
949.9 All lots created by subdivision shall comply with Section 110 of this bylaw and the Township of Langley "Subdivision and Development Control Bylaw."
Landscaping, Screening and Fencing
949.10 Landscape areas, landscape screens and fencing shall comply with Section 111.
Development Permit Reguirements
949.11 An application for a Development Permit shall be submitted to Council for its consideration prior to issuance of a Building Permit.
